Phase 1 scope includes replacing the existing EPDM roofing system with a five layered felt hot asphalt roofing system. O’Connor added several layers of brick to the existing parapet to meet CMR codes and re-flashed parapet and cap with lead coated copper.

Phase 2 consists of the removal of the exterior brick veneer, partial water damaged gypsum sheathing and repair of corroded LGMF in part. O’Connor is re-sheathing with DENS-GLASS, installing a new BLUE-SKIN water/vapor barrier and installing new brick veneer

Phase 3 will incorporate the abatement and removal of interior finishes as well as upgraded mechanical, electrical, plumbing and fire protection systems. O’Connor will install new interior finishes and add a wheelchair lift, new handicap HCP bathroom, and kitchenette.
